Some real estate transactions are straightforward. Others come with grief, family disagreements, deferred maintenance, and decisions that can cost —or save— tens of thousands of dollars.
That's where Jeff Landau works

About Jeff

A specialist in real estate during life transitions

Jeff has been advising homeowners and families on real estate decisions since 1992. Over more than three decades, he has built a reputation as a trusted advisor of people navigating major life situations that most realtors find complicated or intimidating — inherited properties, estates, homes with significant deferred maintenance, and families making decisions under emotional and financial pressure.

His background in finance, earned at San Diego State University and refined at 2 International Banks, shapes how he approaches every transaction: not just emotionally, also analytically. When the stakes are high, calm, clear thinking matters.

Today Jeff works throughout Ventura Country, including Thousand Oaks, Westlake Village and Simi Valley, and the San Fernando Valley— representing sellers, buyers, trustees and families navigating major real estate decisions.

Situations I commonly help with

You may be in one of these situations right now

In real estate, there are rarely simple decisions. Jeff presents options and helps clients think through their options so they can make the best financial choice for their situation.

Inherited a home

You've inherited a property and aren't sure whether to sell, rent, or renovate — and you need guidance before making what could be a costly mistake.

Multiple heirs involved

Family members are co-inheriting a property, maybe the family home where they were raised, and decisions need to be coordinated — sometimes across different cities, different opinions, different attorneys, and different timelines.

Trustee or estate responsibility

You're a trustee or executor responsible for selling real estate held within an estate and  need an experienced advisor who understands what that role involves.

Sell as-is or renovate first?

You're not sure whether putting money into a home will actually increase your net proceeds — or whether selling as-is makes more financial sense.

Managing from out of the area

The property is local but you're not. You need someone on the ground who can manage the process, communicate flawlessly, coordinate vendors, and keep things moving.

Helping an aging parent

A parent needs to downsize or transition to assisted living, and the family needs guidance on how to handle the process, and their home, with care and financial clarity.

How Jeff works?

Strategy before a sign goes in the yard

Jeff doesn't just list homes. Before any property goes to market, he works with clients to evaluate whether targeted improvements would meaningfully increase net proceeds — or whether selling as-is is the smarter move. Using a guaranteed, data-driven approach, he removes the guesswork from that decision.

Because these situation often involve multiple moving parts — estate attorneys, financial advisors, contractors, clean-out services— Jeff serves as the central point of coordination. His job is to make the process less stressful for everyone involved, not just to close the transaction.

One more thing worth knowing: clients do not need to pay upfront for renovation work. Improvements are paid out of the final proceeds.

Who Jeff is

A little about the person behind the work

Jeff grew up in northern New Jersey and moved to California to attend San Diego State University, where he studied finance and business. He has been married to his wife Sandra for more than 30 years. Together they are raising their daughter Halston.

When he isn't working with clients, Jeff is usually active — cycling, playing ice hockey, indoor rock climbing or at the beach boogey boarding or an a stand-up paddle board. He has completed three marathons and three Half-Ironman triathlons.

"How do you do something is how you do everything. The same discipline and attention to detail I bring to training is exactly how I serve my clients — every transaction, large or small, handled with the care I'd want and expect for my own family"

Jeff's specialty in helping families through difficult transitions also has a personal dimension. After helping care for his mother through her dementia journey from assisted living through memory care, he earned his Senior Real Estate Specialist (SRES) designation. Part of his practice today is dedicated to helping seniors and their families navigate these decisions with empathy and patience.
